WCG provides equity capital for real estate transactions.  WCG offers both institutional and private equity capital for real estate projects to our clients.  WCG has established relationships with some of the largest family office, pension funds, hedge funds, private equity, institutional equity, and venture capital firms in the United States. WCG’s equity capital is available in many formats: Joint Venture, Limited Partner, Preferred Equity, Junior Debt and Participating Debt.

Eligible Locations:
Nationwide and some International

Property Types:
Majority of property types including but not limited to Office, Retail, Industrial, Multi-Family, Hotel, Self-Storage, and Mixed-Use.

Investment Amount:
$500,000 to Unlimited

Investment Horizon:
Up to 5 years

Loan to Value/Cost:
Up to 99% of Appraised Value or Cost or up to 95% of equity required.

IRR Hurdle:
Determined on a case-by-case basis

Origination Fee:
Typically 3% – 8% of Loan Amount

Expense Deposit:
Amount sufficient to cover third party reports.  May vary according to transaction.

Creditworthy individual(s) or entity with sufficient liquidity and net worth.

Acquisitions, Pre-Development, Construction, Recapitalization, Refinancing, Liquidity Management, Asset/Liability Management, Gap Financing
